Chantry Hotel Limited are looking  to undertake a full refurbishment of a 17th century pub along with the demolition and reconstruction of a 1960s single story extension.  The works aim to make significant improvements to the energy efficiency of the property by installing insulation throughout the walls, floor and the roof.

The 17th century section of the building has a floor area of roughly 145m2 whereas the 1960s extension covers 30m2.  

On site parking will be available for a limited number of vehicles. Access is off the main street. The work is to be completed by April of 2019. Contractors will need to include the cost of scaffolding in their quotes.

Tender Specifics

Quotes are being invited by the 30th May 2018 for the following works:

  • Insulate Roof - Use sheep’s wool or natural equivalent to insulate the roof. This will involve stripping the roof, insulating and re-fixing the tiles on to new battens and membrane. This will require scaffolding.

  • Insulate walls - Currently no insulation in walls. Will need to strip the cement render, Insulate between the studs with sheep’s wool and re-render in lime. The cross-wing is also to be insulated but be clad in feather-edge boarding.

  • Replacement Extension - Currently 1970s flat roof with no insulation and single glazed doors. New extension on existing footprint to be insulated to the latest regulations and all glazing to be efficient double glazing to building regulation standards. Floor to be fully insulated. 

  • Floor Insulation - Currently tiles laid on earth. New insulation to Bar floor. We will need to dig up existing floor.

  • Joinery - New doors and windows to the Pub to be draft sealed and doors and window to the Cross wing to be made with conservation double glazing.

  • All contractors and sub-contractors must have public liability insurance.

  • All works are to be supervised by the Mid Suffolk conservation team and the finish will have to satisfy their requirements

  • Energy savings are central to this project; additional weighting will be given to responses that can evidence more significant reductions in energy costs resulting from the works

The Successful candidate will be determined using Price (40% weighting) and Quality of Service (60% weighting).

Quality of Service should be understood as describing how well the response meets the needs of the client as described here, with specific consideration given to:

  • Experience of working on old timber framed listed buildings and working with lime
  • Experience in green oak timber frame work 
  • Anticipated ongoing future savings from reduced energy costs.
  • Ability to meet requirements of Mid Suffolk conservation team
